Although we are independent, due to our level of service and experience we have for some time been appointed as local agents for the Home-Sale Network which is the UK’s Estate Agency arm of the world’s largest relocation company Cartus.

On an international front we have given assistance to clients moving to Australia and both too and from the USA. If requested we can also help you with other Worldwide destinations.

Selling your Home
If you are selling we will provide you with a full marketing appraisal with our opinion of the value and a recommend asking price. We can also advise on how to present the property to show off its best aspects. Once instructions are received property details are prepared which will include photos, floor plans, location maps and a site plan. Marketing will include newspaper advertising, for sale board, office display and entry onto several property portals including Rightmove, Findaproperty, Primelocation and Propertylive.
Viewings can be by appointment or accompanied to suit your requirements, and you will be given feedback. All offers will be reported to you and once a purchaser is selected, a price agreed, identity and financial checks carried out, we will then proceed to instructing Solicitors.
What follows is often the tricky bit, we chase the purchaser’s finance and any surveys, keep an eye on chain activity above and below your property, and update you with progress reports . The transaction will then be monitored through to completion, where we hope you will be happy to pay our account (although we can’t do anything about the VAT!).

Viewing Preparation

Have a big tidy up in advance

Ensure there’s plenty of light within the property, fully open curtains and turn on any lamps if necessary

Increase your kerb appeal to prospective purchasers by smartening up paintwork to any gates, wiping front doors and windows, neatening front gardens and if you have a drive/garage move your car onto the road prior to a viewing

Ensure children are informed in advance of visitors

Also remember not everyone has a fondness for pets and their habits, therefore could be best to leave pets outside

You know your house and surrounding neighbourhood best so be prepared for plenty of questions, these may include schools, transport links, central heating and extension questions, internet/satellite dish availability, what’s included in the sale and even time scales.

Remember not to be too relaxed and inadvertently give away any negative insights into your time at the property.
Viewing Safety

Prior to the appointment we will give you the names of the people viewing and their purchasing circumstances

We will have their contact telephone numbers for security reasons as well as to be able to get feedback from the viewing

If you are going to be in your home alone you may feel more comfortable asking a friend/relative to be there or to be available if necessary by phone, alternatively we can accompany the viewing with you

Viewings should take no longer than twenty minutes

Do not be drawn into giving too much information about yourself and personal situation

If people are overstaying their welcome make an excuse to cut the appointment short and tell them to arrange with us to come back for a second viewing

It is recommended you stay with them at all times

Do not give your contact number, ask them to make further contact through us

In the event of a potential purchaser just knocking on your door for a viewing without prior arrangement refuse entry and make an excuse, ask them to call us to arrange a formal appointment

Buying a Home
If you are buying, you will find full details of our properties on both this website and various property portals that we upload to.
Location, street and site plans will help you find the property whilst the floor plan, photos and description will help you with your choice of style. Our helpful and knowledgeable staff will assist you through the buying process. You will have to let us have sight of “proof of identity” and provide us with details of how you are financing the transaction and we can then formalise your offer with the vendor and instruct Solicitors.
